Where Michael Z. Stern Publishes
Michael Stern publishes on three channels of his own and appears on five further sites, and this page names all eight and says in one line what each one is for. The essays concern the quantities that bound a lot. One such quantity is FAR, the ratio of floor area to lot area, and when the Municipal Art Society published its Accidental Skyline report, 6sqft summarized the society’s central observation that New York caps bulk through FAR and sets no limit on height as such, so that a developer who buys a neighbor’s unused FAR may build higher as of right.1 Another is the air right itself, which ArchDaily describes as the right to use or sell the space above a property, with each country and city interpreting the ability to build or transfer it differently.2
The channels divide the work. Medium carries the long essays, WordPress the short ones, one rule apiece, and Blogger the posts on transfers, shared walls and excavation next to protected buildings. The three companion sites divide the ground in a different way: michaelsternjds.com holds the firm and the buildings, michaelsterndeveloper.com holds the stages of a developer’s job, and aboutmichaelstern.com holds the biography. The two directory pages link out to all of the above.
This encyclopedia keeps to the mechanisms. It explains how a slenderness ratio is measured, what a certificate of appropriateness covers, how merged zoning lots share bulk, what a facade mockup tests and why bids spread on unfamiliar work, and it leaves the arguments to his essays and the buildings to the entity site. No property on this list repeats the subject of another, and none of them is quoted here.
